Frequently Asked Questions
Selling a house is a big decision, and it’s completely normal to have questions. Most homeowners I speak with do. Below are answers to the most common questions I’m asked. If you don’t see your question here, feel free to reach out directly — when you contact Empire Property Buyer, LLC, you’re speaking one-on-one with me, the owner, every time.
Q: Will you be listing my house on the MLS, or are you actually buying it?
Great question. I am not a real estate agent, and I will not be listing your property on the MLS.
I’m a local real estate investor and cash buyer. When a property fits my buying criteria, I enter into a purchase agreement directly with the homeowner. I don’t rely on bank financing, which means there’s no waiting on loan approvals or appraisals.
After purchasing a property, I may renovate it and resell it, keep it as a rental, or assign the contract to one of my trusted local buyer partners — depending on the situation. Either way, my goal is to create a clean, straightforward sale for the homeowner.
Q: How are you different from a real estate agent?
Real estate agents provide a valuable service — for the right situation. Agents list homes on the market and wait for a buyer. That process often takes months, involves showings, inspections, appraisals, buyer financing, and typically costs the seller 3–6% in commissions, plus repair requests.
What I do is different.
I’m a direct buyer, not an agent. I purchase houses directly from homeowners for cash. That allows me to:
Make a decision quickly
Buy properties as-is, even if they need major repairs
Eliminate commissions, showings, and buyer financing risks
Let you choose the closing date that works best for you
I make my living by taking on the risk, repairs, and resale process myself — so you don’t have to.
Selling With an Agent vs. Selling Directly to Me
Selling with an Agent
- 3–6% commissions paid by the seller
- Additional closing costs often paid by the seller
- Inspections, financing, and appraisal contingencies
- Multiple showings and open houses
- Average sale time: 60–120+ days
- Repair negotiations during inspection
Selling Directly to Empire Property Buyer, LLC
- No commissions or agent fees
- I often cover closing costs
- No financing or appraisal contingencies
- One walkthrough (just me)
- Cash offer provided quickly
- Closing date of your choice
- No repairs required — I buy as-is
* An inspection contingency allows a buyer time to complete a property inspection and either renegotiate the price or cancel the contract if repairs are discovered. If the buyer and seller cannot reach an agreement, the buyer may legally walk away. A financing contingency allows a buyer to cancel the purchase if they are unable to secure a mortgage or if the property does not appraise for the value required by the lender. These contingencies are common in traditional, agent-listed sales and are a frequent reason transactions fall through.
Q: Do you pay fair prices for houses?
Yes — but it’s important to be transparent about what “fair” means in a cash sale.
Me or one of the many investors I work with typically purchase properties below full retail value because me or one of the investors is taking on the cost of repairs, holding costs, resale risk, and market uncertainty. Most homeowners I work with aren’t looking for top-of-market pricing — they’re looking for certainty, speed, and simplicity.
If avoiding repairs, commissions, delays, and stress has value to you, then a direct cash sale may make sense. There’s never any obligation to accept an offer, but many sellers appreciate knowing all of their options.
Q: How do you determine the price you offer?
My process is straightforward and transparent. I look at:
The property’s location
Current condition and needed repairs
Recent comparable sales in the area
The complexity of the situation (vacancy, damage, timing, etc.)
Using those factors, I calculate a price that works for me as an investor and makes sense for you as a seller. I’m always happy to explain how I arrive at a number — no pressure, no games.
Q: Are there any fees or commissions?
No. There are zero commissions and no hidden fees when you sell directly to me.
Unlike a traditional sale, you’re not paying agent commissions, marketing fees, or repair costs. In many cases, I also cover closing costs. I only make money after I take ownership, handle repairs, and resell or place the property.
Once the sale closes, the responsibility is mine — and you walk away with cash and peace of mind.
Q: Is there any obligation when I submit my information?
Absolutely not.
Submitting your information simply starts a conversation. I’ll review the property, ask a few questions if needed, and present a no-obligation cash offer. From there, the decision is entirely yours. If it makes sense, great. If not, there’s no pressure and no hard feelings.
